Exotica SR Swapno Neer rises on a 5-katha plot in Jolshiri Sector 16, its slender tower reading from the street as a composition of two distinct vertical systems held in deliberate tension. A pale concrete frame establishes the structural logic, its exposed columns and beams forming a grid that runs the full height of the building. Against this, a series of dark-toned horizontal louvres and recessed balconies introduce a secondary rhythm, layering the facade with depth and shadow without disrupting the clarity of the primary structure.

The most arresting element is the rooftop frame, a large open concrete portal that crowns the tower and extends beyond the building's footprint on both sides. This gesture does not enclose space so much as it marks it, announcing the building's presence against the sky and giving the composition a deliberate terminus. It reads from a distance as a statement of tectonic intention rather than functional necessity, the architecture extending itself upward past the point of enclosure.

Planted terraces punctuate the facade at irregular intervals, their hanging vegetation softening the austerity of the concrete and louvre system without compromising its rigour. These green interruptions are not uniformly distributed. They appear where the section allows, giving the building a quality of organic accumulation alongside its geometric discipline.

The ground floor is set back behind a gated threshold, its entry framed with stone and planting, mediating between the open street and the private world of the floors above.
