Landscape Babui Basha
Simplex Multi-Apartment · Plot 024, Road 409, Sector 12, Jolshiri Abashon, Dhaka · 2024
Sited within the planned residential district of Jolshiri Abashon, Landscape Babui Basha is conceived as a slender residential tower whose identity is inseparable from its landscape. The name itself announces an intent: a dwelling woven into greenery, where vegetation is not ornamental afterthought but a structural presence in the architectural composition.
The tower facade is organised through an alternating rhythm of projecting timber-clad balcony volumes and recessed glazed bays, each floor shifted slightly from the one below to produce a dynamic vertical stagger. Cascading weeping plants trail from the balcony edges, softening the hard geometry of the concrete frame and introducing a living surface that changes with season and growth. At the crown, an exposed concrete canopy frames a rooftop volume bearing the project name, asserting a quiet civic legibility against the open sky of Sector 12.
At ground level, the piloti layer is resolved with particular care. Exposed board-formed concrete columns frame a fully covered parking court beneath a continuous timber-planked ceiling, its warm grain lit by linear recessed fixtures. The ceiling plane slopes and folds in section, creating a generous and architecturally considered arrival space that elevates the experience of the ground floor well beyond the utilitarian.
Above the occupied floors, the building terminates in a landscaped rooftop terrace of considerable ambition. A timber-decked platform extends across the full building footprint, edged by dense planted beds and punctuated by a louvred steel pergola that filters the late afternoon light into shifting patterns across the deck. Concrete seat walls and open seating areas establish the rooftop as a habitable extension of the residential floors rather than a residual service level.
Designed in 2024 and currently under construction, the project occupies a 5 katha site with a total construction area of 2,325 sqm. Design team: Khandoker Tariqul Islam, Iqbal Hossen Sunny, and Noshin Saiyara Karim.
